What is a Home Inspection?

A home inspection is considered a non-invasive visual examination of your home.  At Clarity we go above and beyond the typical home inspector standards.  We provide a detailed report including images of each defect.  We also invite every client to join us during the inspection to make sure that they have a clear understanding of what we are doing and what issues the home may have.

Why do I need a home inspection?

Radon Testing

Radon Gas is the second-leading cause of lung cancer

Medical research shows exposure to high concentrations of radon gas can cause health complications including lung cancer.  Having your home tested for radon is the first step to a safe living quarters.


What is Radon Gas? – Radon is a radioactive element that originates from the natural decay or uranium found in soils just about everywhere.  1 out of every 15 homes across the U.S. are reported to have elevated levels of radon. In the north-central region of Kentucky, including Louisville, the areas with the highest instances of radon issues are in Jefferson County, Bullitt County, and Nelson County. 


Where does it come from? – Radon typically moves up through the ground into the air.  While this happens just about everywhere and is not harmful out in the open air, it can be dangerous when trapped in a home.  It rises up through small cracks in the home's foundation and gets trapped inside the home.


How can it be controlled? – If there are elevated Radon levels detected, mitigation means can be installed.  The most common is a vent pipe and fan system installed beneath the home to pull the radioactive gas through the vent and outside the home.


Is it expensive? – We make your safety affordable by offering a flat $150 fee for a home radon test no matter the size of your home.The process takes roughly 48 hours to ensure an accurate reading.

Your drinking water may contain harmful contaminates.  This is especially true for those who may be acquiring their water supply from a well or cistern.  This basic water quality test will check for the following.

Typically for FHA and VA loans this means testing for coliform, nitrates, nitrites, and lead. In some instances, local jurisdiction may only require a coliform test but it is always a good idea to test all to ensure the water is safe. Check with your loan officer to make sure what you need to tested for your location.
